In Florida, homeowners associations (HOAs) are required to file specific information with the Department of Business and Professional Regulation (DBPR) under the Division of Florida Condominiums, Timeshares, and Mobile Homes. Here’s what an HOA must file each year and other important details:

1. Annual Report

HOAs in Florida must file an annual report with the DBPR. The report includes:

  • The association’s name and address.
  • Names and contact information of board members.
  • The association’s registered agent and office.
  • Other information that might be required by the state.

2. Fee

  • Filing Fee: There is typically a $4 annual fee for HOAs to register with the DBPR.

3. Deadline

  • The annual report must be filed by January 1st of each year. The deadline may be pushed if there are any changes or updates to state requirements.

4. Late Fees and Fines

  • Late Fee: If the report is not filed by the deadline, there is typically a $300 late fee that may be imposed on the HOA.
  • Fines: Continued failure to file could result in additional penalties, and the HOA might face suspension or loss of good standing with the state.
